Tatuamunha Beach is in Porto de Pedras, on the north coast of Alagoas, in northeastern Brazil. It sits on the Rota Ecológica dos Milagres, a stretch of coast known for coconut groves, rivers and small fishing towns. From Maceió airport it is about 120 km along the AL-101 Norte highway, roughly a two-hour drive. The beach lies next to the Tatuamunha River, where Brazil’s environmental agency rehabilitates West Indian manatees.

This guide is for people living outside Brazil who are thinking about buying a beach apartment here. It covers how to get there, why visitors come, what it costs to buy in and what paperwork a foreign buyer needs. At the end we look at how the Reserva Surya, a new beachfront development by the builder Citecon, fits those answers.

Where Tatuamunha is and how to get there

Many people search for “São Miguel dos Milagres” and end up finding Tatuamunha. Both are on the same coastal route, but in different towns. Tatuamunha belongs to Porto de Pedras, along with Patacho and Laje beaches, according to the Alagoas State Tourism Department. When you compare listings, check the town. It changes the property registry, the municipal property tax (IPTU) and the real distance to services.

Most visitors fly into Zumbi dos Palmares International Airport in Maceió and drive north on the AL-101. Some prefer to fly into Recife and drive south along the Pernambuco coast, so compare flights and schedules. Use the Reserva Surya map location to plan the route from wherever you land.

Why visitors come

On the Tatuamunha River there is a base run by ICMBio, Brazil’s federal conservation agency. Rehabilitated manatees adapt there before they return to the sea. Local residents take part through the Associação Peixe-Boi, according to ICMBio’s aquatic mammal center.

Boat trips up the river to see the manatees are run by people from the community. Brazil’s official tourism board promotes the trip on its site for international travelers and recommends booking ahead. For a buyer, that means the area has its own reason to visit, beyond the beach itself.

What it costs to buy into Reserva Surya

According to the September 2026 price list, Reserva Surya has three price bands: one-bedroom, two-suite and three-suite units. The three-suite units sit at the front of the complex, facing the sea. Prices are in reais and are updated with each new list: ask for the current list and confirm availability before converting to your currency.

Residency in Brazil. Normative Resolution 36/2018 of Brazil’s National Immigration Council lets foreigners apply for residency when they invest in urban property with money brought in from abroad. The general minimum is R$ 1 million. In the North and Northeast, where Tatuamunha is, it drops to R$ 700,000. Delivery is scheduled for May 2030, so this is an off-plan purchase, made before construction starts. In Brazil, payments on new developments are usually spread over the construction period. The payment plan depends on the unit: ask for it in writing, including the index used to adjust the installments.

Which unit makes sense if you’ll use it a few weeks a year and rent it out

It depends on how many weeks you plan to spend there and how many people travel with you.

One bedroom (40 m² indoors)

The lowest entry price and the easiest unit to maintain. It suits a couple. On the ground floor, the garden with a private pool stands out in rental listing photos. The upper-floor version has a balcony but no private pool. The bathroom opens onto the hallway rather than the bedroom.

Two suites (75 m² indoors)

Sleeps two couples or a small family, each bedroom with its own bathroom. Both versions have a private pool with hydromassage jets; the ground floor adds a 15 m² garden.

Three suites (105 m² to 115 m² indoors)

For long stays with the whole family. This is the only layout at the front of the complex, with sea views. The ground floor has 105 m² indoors plus a 40 m² garden; the upper floor has 115 m² indoors and a balcony. On the September 2026 price list, the upper floor starts at R$ 2,110,500 and the ground floor at R$ 2,184,000.

Every unit comes with one parking space. Upper-floor units have a balcony; on the ground floor, the outdoor kitchen is part of the garden.

Buying property in Brazil as a foreigner: the basics

A foreigner can buy urban property in Brazil without living in the country. The first step is a CPF, the Brazilian taxpayer number.

  • CPF. You need it to sign any purchase. If you live abroad, you apply in person at a Brazilian consulate, free of charge. We walk through it in our guide CPF for foreigners: how to get one and buy property in Brazil.
  • Money transfer. Funds from abroad must come in through an authorized bank, with a documented foreign exchange contract. Keep every receipt: you will need them when you sell and want to send the money back.
  • Property records. The “matrícula” is the property’s record at the registry office (cartório). Ask for it before signing.
  • Project registration. Ask for the development’s registration number and the technical specification (memorial descritivo). What counts is what is written there, not the brochure image.
  • Short-term rentals. Reserva Surya will allow short-term rentals. There are several property management companies in the area that handle this kind of rental for owners who live far away.
  • Translated documents. If you are married, the registry office may ask for your marriage certificate with a sworn translation into Portuguese.

What the condominium offers

The project includes a pool with hydromassage and a pool bar, a beachfront gourmet area, a rooftop sun deck, gym, spa, dry and steam saunas, massage room, air-conditioned kids’ playroom, playground, games room and space for a mini-market. Citecon’s technical package includes a full backup generator, solar power, an electric car charger and central hot water for the showers.
